Moving from Port Harcourt to Lagos, most people brace for the rent. The rent is survivable. It is the structure of the transaction and the daily commute that catch people out.
Here is what actually changes, and which mainland suburbs are worth your shortlist.
What changes in the fee stack
Port Harcourt adverts vary more than Lagos ones and carry charges that are less standardised. A real September 2026 breakdown from a Port Harcourt tenant:
Rent ₦3,500,000 · Caution ₦350,000 · Legal ₦300,000 · Service charge ₦350,000 · Drink money ₦75,000 · Agency ₦700,000
That is ₦5,275,000 on a ₦3.5m rent, with agency at twenty per cent and an informal line item.
Lagos is more predictable: typically ten per cent agency and ten per cent legal, a caution and a service charge. Not cheaper as a percentage, but more consistent, and there is something Port Harcourt does not have — section 4 of the Tenancy Law of Lagos State 2011 makes it unlawful to demand or receive more than one year's rent from a new tenant, with a ₦100,000 fine or three months' imprisonment.
Rivers is a separate jurisdiction, so that protection is genuinely new to you. Two exceptions worth knowing: section 1(3) exempts Apapa, Ikeja GRA, Ikoyi and Victoria Island, which is why you will see two-year demands advertised openly there.
What the money buys on the mainland
Real September 2026 adverts, quoted as advertised:
- Room self-contain, Ilaje, Bariga: ₦800,000.
- Room self-contain, Fadeyi: ₦1,000,000, caution ₦100,000.
- Mini flat, off Odunsi, Bariga: ₦1,300,000.
- Mini flat, off Benson via Akerele, Surulere: ₦1,500,000.
- Two-bedroom, off Kilo, Surulere: ₦2,000,000.
- Mini flat, Maryland: ₦2,500,000.
- Two-bedroom, Ilupeju: ₦4,000,000.
Apply the stack before you judge any of them: the ₦2,500,000 Maryland mini flat is roughly ₦3,000,000 once agency and legal are added.

The suburbs worth shortlisting
Surulere. The best all-round entry. Genuine variety at several price points, central, transport in every direction. Ogunlana Drive, Akerele, Lawanson, Aguda and Ikate are where to look. Watch one thing: a widely echoed complaint is that rent around Surulere and Ikeja can jump sharply after a year or two. Ask what it was last cycle, and the cycle before.
Bariga, Somolu and Fola Agoro. Where the budget actually breathes, with real stock at ₦800,000 to ₦1,300,000 and a short run into Yaba.
Yaba and Ebute Metta. If you work in tech or education. Pricier, but you can often walk or take one short trip.
Maryland, Anthony and Obanikoro. The routing play. Two independent roads to the island and Ikeja next door. You pay for the optionality, and in Lagos optionality is worth real money.
Gbagada and Ifako. Well-planned older estates with a fast Third Mainland run. Entry is usually a room self-contain on the fringes — around Pedro Road one was advertised at ₦1,500,000.
Ogba, Oregun and Agidingbi. Sensible if your work is around Ikeja or Alausa.
The adjustment nobody warns you about
Transport is a second rent. ₦2,000 a day across 22 working days is ₦44,000 a month. Always compare flats on rent plus a year of commuting from that specific address, at the hour you will actually travel. This single calculation reverses a lot of shortlists.
Distances lie. A place that looks close on a map can be an hour at 7am. Do the journey once, on a weekday, before you commit.
Everyday costs are higher. Food, transport and services generally cost more here than in Port Harcourt, so do not budget your old monthly figure.
What you will genuinely miss, and what you will not
Being fair about the trade, since this is a permanent move for most people who make it.
You will miss the space. Port Harcourt gives you more room for the money and a calmer daily rhythm, and the first few months in a smaller Lagos flat feel like a downgrade regardless of what the numbers say.
What you will not miss is the fee unpredictability. Lagos charges plenty, but it charges the same things in the same order, and there is a statute behind several of them. A market where you can ask "is it one year or two" and cite a section in reply is a different negotiating environment from one where a breakdown includes a line called drink money.
A sane sequence
- Do not sign a year before you arrive. Take four to six weeks short-term, then decide.
- Pick the area from your office, not from reputation.
- Find a flatmate before the flat. Sharing halves the rent and the agency, legal and caution, since those are charged on the property rather than per tenant.
- Verify before you pay. Badge, video call, matching account name, and stand inside the exact unit in daylight.
- Collect your receipts under sections 5 and 10, and ask what the rent was last cycle.
Start lining people up before you travel on shared apartments in Lagos, and let the first Monday commute pick your street.
