Somebody wrote this on X this month and it is the most honest sentence about Lagos housing you will read today:
"I calculated my salary and Lagos rent and my heart jumped."
If you earn under ₦3,000,000 a year and you want a two-bedroom flat in Lagos, you have probably already had that moment. So let us not waste your time with motivational advice. Let us do the arithmetic properly, tell you the truth about the solo route, and then show you the route that actually works.
The maths, done honestly
₦3,000,000 a year is ₦250,000 a month before anything is deducted.
The usual guidance is that rent should not exceed about a third of income. That puts your sustainable rent near ₦1,000,000 a year. Be generous and stretch to ₦1,200,000.
Now look at what two-bedroom flats are actually advertised at. Real listings from September 2026, quoted as advertised:
- Two-bedroom, off Kilo bus stop, Surulere: ₦2,000,000.
- Two-bedroom, Adekunle, Yaba: ₦3,500,000.
- Two-bedroom, LSDPC Estate, Adekunle: ₦3,000,000.
- Two-bedroom, Addo Road, Ajah: rent ₦3,000,000, agreement ₦300,000, agency ₦300,000, caution ₦300,000, service charge ₦300,000 — ₦4,200,000 all in.
- Two-bedroom, Ilupeju: ₦4,000,000.
The cheapest there is ₦2,000,000, which is roughly double your sustainable rent, and that is before fees. The Ajah example is the instructive one: a ₦3,000,000 rent becomes ₦4,200,000 to actually move in. That is close to seventeen months of your entire gross salary, payable at once.
So here is the truth, plainly: on under ₦3,000,000 a year, renting a two-bedroom flat by yourself in most of Lagos is not a budgeting problem. It is arithmetic that does not close. Anyone telling you to just cut your spending is not looking at the numbers.
The part that actually breaks people
It is not the monthly affordability. It is the lump.
Someone on X put it exactly: "I'm currently house hunting, I've 700k saved in total — na agent and agreement go kill person for this Lagos." They had real savings. The fee structure still stood in the way.
Lagos wants twelve months, sometimes twenty-four, in one transfer, plus ten per cent agency, plus ten per cent legal, plus caution, plus service charge. You can comfortably afford ₦250,000 a month and still be completely unable to produce ₦4,200,000 on a Tuesday. Those are different problems and only one of them is about discipline.

Three routes that actually close the gap
1. Rent the two-bedroom with someone. This is the direct answer to the question you asked. You wanted a two-bedroom flat — you can have one. The ₦2,000,000 Surulere two-bedroom split two ways puts each person near ₦1,000,000, which is inside your sustainable band. The agency fee, legal fee and caution split as well, because they are charged on the property and not per tenant. The lump halves. The flat does not.
A student on X mentioned paying ₦125,000 where the full room was ₦250,000, for exactly this reason. Same room, half the burden.
2. Take a room in an existing shared flat. If you cannot assemble even half a lump, join a household that is already running. You pay for your room, you skip most of the setup cost, and somebody else has already absorbed the agency and legal fees.
3. Go further out and buy back the difference in commute. Real, but price it properly. Add twelve months of transport to the rent before you call it cheaper. Frequently it is not.
If you share, share properly
The failure mode of flat-sharing is not money. It is vagueness. Settle these before anyone pays anything:
- Whose name is on the tenancy, and what happens if that person leaves mid-year.
- Who pays what, and on what date. Write it down. Both of you keep a copy.
- How bills are split — electricity, water, waste, diesel or generator fuel.
- What notice each person gives before moving out, so nobody is left holding a whole rent.
- What happens to the caution deposit at the end.
One person on X described moving out because their flatmate — the one actually holding the place — got married and her husband moved in. They were refunded, which was decent of her, but nothing in the arrangement obliged her to be decent. Written terms are what turn goodwill into something you can rely on.
Start from the number, not the fantasy
Work out your real ceiling, all fees included, then search inside it. If that ceiling is ₦1,000,000 to ₦1,200,000 a year, you are looking at a room in a shared flat, or half of a modest two-bedroom with someone reliable. Both of those are perfectly normal ways to live in this city, and both of them are available to you today.
Browse shared apartments in Lagos or find someone to split a two-bedroom with on roommates in Lagos, and run the per-person total package before you fall in love with anything.
