Abuja rents do not work like Lagos rents, and if you arrive expecting the Lagos fee structure you will be caught out twice.
Two differences matter enormously, and both are visible in almost every advert.
Difference one: agency and legal is usually 20%, quoted as one figure
In Lagos you typically see ten per cent agency and ten per cent legal listed separately. Abuja adverts almost always quote a single combined "A&L fee: 20%", and then add an inspection fee of ₦15,000 to ₦20,000 on top before you have seen anything.
Difference two: two years upfront is normal
This is the one that ruins budgets. Look at what was actually advertised in September 2026:
- Brand new two-bedroom, Area 11 Garki: ₦7,500,000 × 2 years = ₦15,000,000, service charge ₦500,000, caution ₦500,000, A&L 20%, ₦20,000 inspection.
- Newly built three-bedroom, Area 11 Garki: ₦10,000,000 for 2 years, A&L 20%, ₦20,000 inspection.
- Two-bedroom serviced flat, Garki Main: ₦7,000,000 for 2 years, service charge by contribution, legal and agency 20%, ₦20,000 inspection.
- Brand new two-bedroom, Garki area by Dunamis: rent ₦5,000,000, no service charge, caution deposit ₦1,000,000, A&L 20%, ₦15,000 inspection.
- Four-bedroom terraced duplex with BQ, Wuse Zone 3: ₦25,000,000 furnished, ₦18,000,000 unfurnished, A&L 20%, ₦20,000 inspection.
- Six-bedroom duplex, Wuse 2: ₦50,000,000 × 2 years, agency and legal 20%.
Run the Area 11 two-bedroom properly. ₦15,000,000 for the two years, plus 20% A&L, plus caution and service charge, is comfortably over ₦18,000,000 before you own a spoon.
That is the real Abuja entry ticket in the central districts, and it is why almost nobody does it alone.

The three districts, honestly
Garki. The most accessible of the three and where the realistic stock is. Central, established, close to ministries and to the business district, with a genuine supply of two and three-bedroom flats. If you want a central Abuja address that a group can actually afford, start here.
Wuse. Busier, more commercial, more expensive, and better connected to everything. Wuse 2 in particular is priced for companies as much as for people. Worth it if your work is in the middle of town and the commute saving is real.
Maitama. The top of the market, and not a sharing proposition for most people — it is diplomatic and executive territory, priced accordingly. Include it in your search only if several high earners are splitting something large.
The honest alternative: the softer edges. Life Camp, Jahi, Katampe, Gudu and Apo sit near the central districts at noticeably better prices, and Lokogoma, Galadimawa, Gwarinpa, Lugbe and Kubwa sit further out with far more room in the budget. Most people who say they "live in Abuja" live in these.
Why sharing is close to mandatory here
The two-year demand is the whole argument. Producing one year's rent is hard; producing two at once is a different category of problem, and Abuja asks for it routinely.
Splitting divides that lump. It also divides the 20% A&L and the caution, because those are charged on the property rather than per tenant. Two people on the Area 11 two-bedroom are each facing something like ₦9,000,000 rather than ₦18,000,000 — still serious, but no longer impossible.
Three sharing a three-bedroom at ₦10,000,000 for two years works out near ₦1,700,000 per person per year before fees, which is a completely different life from the same person hunting alone.
Questions to ask before you spend on transport
- "Is the rent one year or two?" Ask first. It changes everything.
- "What is the total, all in, as one number?" Rent, A&L, caution, service charge.
- "Is there an inspection fee, and is it refundable?" Assume not.
- "Is the caution refundable, on what terms?"
- "What does the service charge cover, and how often is it reviewed?" On serviced blocks this is a second rent.
- "What power does the block actually get?" Ask a resident, not the agent.
One note on the law: the Lagos State Tenancy Law does not apply in the FCT. Rules people quote about one-year advance-rent limits are Lagos rules, and Abuja is a separate jurisdiction. Get local advice rather than assuming a Lagos protection travels.
Find people to split a central flat with on shared apartments around Wuse, Jabi and Utako, and work out the per-person, per-year figure with the 20% included before you commit.
