People who move from Abuja to Lagos usually arrive braced for higher rent. Then the actual differences turn out to be somewhere else entirely, and the budget goes wrong for reasons nobody warned them about.
Here is what actually changes, using real September 2026 adverts from both cities.
The fee structure is different, and it matters more than the rent
This is the first thing to internalise, because it reverses a lot of assumptions.
Abuja adverts typically quote a single combined "A&L fee: 20%", add an inspection fee of ₦15,000 to ₦20,000 before you see anything, and frequently demand two years upfront.
Lagos adverts usually separate agency at ten per cent and legal at ten per cent — the same twenty per cent, differently packaged — and inspection fees are smaller or absent. Crucially, section 4 of the Tenancy Law of Lagos State 2011 makes it unlawful to demand more than one year's rent from a new tenant, with a ₦100,000 fine or three months' imprisonment.
That last point is the real difference. Abuja is a separate jurisdiction and the Lagos rule does not apply there. So the two-year demand you were resigned to in Abuja is, in most of Lagos, not something a landlord may lawfully ask of you.
Note the exception: section 1(3) exempts Apapa, Ikeja GRA, Ikoyi and Victoria Island, which is exactly why two-year terms appear openly in adverts for those four postcodes.
What the same money buys

Read as annual figures, central Abuja and mid-market Lagos are closer than people expect. The gap that hurts is the lump: ₦15m of rent demanded at once in Area 11 against ₦2m a year off Kilo is not a rent difference, it is a liquidity difference.
So the headline for anyone making this move: you are likely to find annual rent broadly comparable or better, and the cash you must produce on day one considerably lower.

Where Lagos will actually cost you more
Not the rent. These:
- Transport. The single biggest change. Abuja's distances are long but the roads move; Lagos charges you in time and fare every single day. ₦2,000 a day across 22 working days is ₦44,000 a month — budget it as a second rent.
- Everyday costs. As one post put it, aside from rent, the cost of living in Abuja is actually better than Lagos. Food, transport and services are generally dearer here.
- Service charge and diesel on the island and in serviced blocks, where they behave like a second rent of their own.
- Time. Not a line item, but the one people underestimate most.
Choose the area from the office, not the reputation
The Abuja habit of picking a district and commuting does not transfer. In Lagos the commute decides your quality of life more than the flat does.
- Working on the island (VI, Ikoyi, Lekki): either share closer in, or take the corridor — Ajah, Badore, Sangotedo — and price the toll and the fuel honestly.
- Working on the mainland (Yaba, Surulere, Ikeja, Ilupeju): far more options. Look at the residential pockets around your office rather than the famous streets, which are commercial and priced for it.
- Working in Ikeja or Alausa: Ogba, Oregun, Agidingbi and Ojodu are the sensible hunting grounds.
Always compare on rent plus a year of commuting from that specific address, at the hour you actually travel.
A sane sequence
- Do not sign a year before you arrive. Take a short-term option for the first weeks and choose the area once you have done the commute once.
- Set your ceiling as a total, fees included, not as a rent.
- Line up a flatmate before the flat. Sharing halves the rent and the agency, legal and caution, because those are charged on the property rather than per tenant.
- Verify before you pay. Check for the verification badge, video call, match the account name, and stand inside the exact unit in daylight.
- Collect your receipts. Section 5 requires one with the names and addresses of both parties; section 10 requires a separate one for caution and service charge.
