Maryland is the answer to a specific question: where can I live that is genuinely central on the mainland, reasonably calm, and connected in every direction?
It sits at the junction of everything. Ikorodu Road runs through it, Ikeja is next door, Gbagada and the Third Mainland approach are minutes away, and Yaba, Surulere and Ilupeju are all a short run. For a mainland commuter that combination is rare, and it is priced accordingly.
Here is what it costs and how people actually get in.
What Maryland is being advertised at
Real listings posted publicly in September 2026, quoted as advertised:
- Newly built standard mini flat, Maryland: rent ₦2,500,000 per annum.
- Fully furnished apartments with 24-hour power, Maryland: three-bedroom ₦15,000,000, two-bedroom ₦12,000,000, with agency, legal and caution at ten per cent each and a ₦1,000,000 service charge.
- Three-bedroom flat, Oregun nearby: ₦5,000,000.
Those furnished figures are the top of the market and worth reading carefully. On the ₦12m two-bedroom, three separate ten per cent charges add ₦3.6m, then the service charge adds another ₦1m. That is ₦16.6m to move into a two-bedroom flat.
The mini flat at ₦2.5m is the more realistic Maryland entry point, and even that becomes roughly ₦3m once agency and legal are applied.
Why people put up with it
Routing. One resident laid out the logic on X better than any brochure:
"If you have the money, just rent an apartment around Maryland Shonny Estate or the Reverend Ogunbiyi / Diya axis, Ikeja GRA. And you're good. Back of Cantonment to link Gbagada and Third Mainland, or use Ikorodu Road straight down to Iponri and Carter Bridge."
That is the whole value proposition. From Maryland you have at least two independent routes to the island and easy access to Ikeja, which means one bad road does not ruin your entire week.
You are paying for optionality, and in Lagos optionality is worth real money.

Where to actually look
Maryland proper is small and expensive. The stock that suits a single person on a salary sits around and beside it:
- Maryland estates (Shonny and similar) — the quiet, well-kept core. Realistic when shared.
- Anthony and Obanikoro — immediately adjacent, cheaper, same Ikorodu Road access. A very sensible compromise.
- Oregun and Ojota — slightly out, better value, strong for anyone working around Alausa or Ikeja.
- Ilupeju — next door, quieter, and its own conversation entirely, though as one post put it, "the rent in Ilupeju and Obanikoro is not for the weak o."
- Ketu and Alapere — further out on the same road. This is where the budget actually breathes.
The trade across that list is consistent: every step away from the junction buys you floor space and costs you a little routing flexibility.
Maryland against its neighbours
Worth running before you commit, because the gaps are large. Against the ₦2,500,000 Maryland mini flat, a mini flat off Odunsi in Bariga was advertised at ₦1,300,000 in the same month, and a room self-contain at Ilaje, Bariga at ₦800,000. A two-bedroom off Kilo in Surulere was ₦2,000,000.
So Maryland's premium over the cheaper mainland is real and roughly double at the entry level. The question is whether two independent routes to the island and a short hop to Ikeja are worth that to you specifically. For someone crossing to the island daily it often is. For someone working locally it usually is not.
What to check here specifically
- Noise from Ikorodu Road. Maryland's blessing is also its problem. Visit the actual flat at rush hour, not at noon on a Saturday.
- Which road you would actually use at 7am, and whether your street feeds onto it easily.
- Power and meter. Prepaid in the unit's own name is worth real money.
- Service charge. On the furnished end it is enormous. Get the figure, what it covers, and how often it is reviewed.
- The rent last cycle. Increases around this axis have been sharp; ask before you commit.
The realistic way in
Maryland's problem is not that it is unreasonable. It is that its stock is sized for households while most of the people who want the location are individuals.
Sharing fixes exactly that. A ₦2.5m mini flat split two ways is ₦1.25m each, and the agency, legal and caution split as well, because they are charged on the property rather than per tenant. A larger flat between three puts you in the estates rather than on the edges.
And it solves the lump problem. You can comfortably afford a monthly figure and still be unable to produce ₦3m in one transfer — those are different problems, and only sharing solves the second one.
Compare the per-person total package for Maryland against Anthony, Ketu and Oregun before deciding. Start with shared apartments around Ikeja and Maryland, and go and stand in the room in daylight before any money moves.
