You have taken a job at a startup in Yaba. Now you need somewhere to live that does not eat the salary you just negotiated.
Yaba is the right place to want to be — the tech offices, the universities, and a genuinely fast run to the island. The problem is that everyone else wants it for the same reasons, and the pricing knows.
What Yaba actually costs
Real listings from September 2026, quoted as advertised:
- Room self-contain, Fadeyi: rent ₦1,000,000, caution ₦100,000.
- Room self-contain, off Ilaje Road, Bariga: ₦1,200,000.
- Mini flat, Ebute Metta East: ₦1,500,000.
- Mini flat, Old Yaba Road, Adekunle: ₦2,500,000, caution ₦200,000, service charge ₦150,000.
- Two-bedroom, LSDPC Estate, Adekunle: ₦3,000,000.
- Two-bedroom, Adekunle: ₦3,500,000.
Now apply the fee stack. The ₦2,500,000 mini flat, with ten per cent agency and ten per cent legal plus the stated caution and service charge, is ₦3,350,000 to move in.
That is the number to budget against, not the advertised rent.
The salary maths, honestly
Keep total housing cost — rent divided by twelve, plus fees divided by twelve, plus transport, plus your share of power — under about 40% of income.
A rough guide against that ₦3,350,000 mini flat: carrying it alone comfortably needs somewhere north of ₦600,000 a month. Below that, solo Yaba is a stretch that will show up somewhere else in your life.
But the more important constraint is not monthly affordability. It is the lump. Lagos wants the year in one transfer, and a first salary at a startup rarely arrives with ₦3.35m sitting behind it. You can pass the affordability test and fail the liquidity test completely.

Where to live, in order of sense
Walk-to-work: Akoka, Sabo, Onike, Iwaya, Abule Oja. The student belt and its edges. Dense and noisy, but you can walk in, which in Lagos is worth more than square metres.
Short hop: Bariga, Fola Agoro, Somolu, Ebute Metta. Noticeably cheaper, ten to twenty minutes out. Best value on this list, and where a room self-contain at ₦800,000 to ₦1,200,000 still exists.
More adult: Yaba proper, Adekunle, Alagomeji. Better infrastructure, better transport in every direction, and priced for it. Realistic when split.
Worth a look: Gbagada and Anthony. A little further but with a genuinely fast run to Yaba and to the island via Third Mainland. Room self-contains around the Pedro Road stretch were advertised at ₦1,500,000.
Probably not: Lekki. People do it. It means Third Mainland or the island route twice a day and a service charge that behaves like a second rent. If your office is in Yaba, living on the island is paying a premium to commute against yourself.
Check the things a tech job actually needs
If you will ever work from home, the flat is also your office. Ask:
- What power does the compound actually get? Ask a resident, not the agent.
- Is there a generator, what hours does it run, and who fuels it? Daytime running matters if you work from home; with petrol around ₦1,400 a litre at the time of writing, this is a real line.
- Is there a prepaid meter in the unit's own name?
- Which providers actually work on that street? Ask neighbours rather than trusting coverage maps.
- Is there somewhere to take a call that is not your bed?
Negotiate the thing your employer can actually give
Startups rarely have formal housing policies, which people read as "no." It usually means "nobody has asked."
Three things worth raising before you resume, because they cost the company little and change your position entirely: a salary advance against the first year's rent, repayable monthly; a one-off relocation contribution; or simply being paid a month early. Any of the three converts a liquidity problem into a manageable one, and the worst outcome of asking is a no.
Ask before your start date rather than after. It is a normal conversation at the point of joining and an awkward one three months in.
The move that makes Yaba work
Share, and share early. Splitting that ₦3,000,000 LSDPC two-bedroom two ways is ₦1,500,000 each — and the agency, legal and caution split too, because they are charged on the property rather than per tenant. A bedroom each, in Yaba, for less than a solo mini flat.
Two practical notes. Get the structure right: under section 7(6) of the Tenancy Law of Lagos State 2011 a tenant may not sublet any part of the premises without the landlord's written consent, so get both names on the tenancy or that consent naming you. And look for a layout with a door each if you both work remotely.
Find someone on the same commute on shared apartments in Yaba, and compare the per-person total package before you fall for anything.
