Somebody on X described Lagos renting better than any property report has managed: "You don't just rent a house. You rent the house, the agent, the lawyer, the agreement and the entire extended family."
Nowhere does that land harder than Yaba. You want Yaba for good reasons. UNILAG and YABATECH are there, the tech offices are there, and you can reach the island without giving up your entire morning. Everybody else wants it for the same reasons, and the pricing knows it.
So before you fall for an advert, let us break down what "total package" actually means in Yaba, and why the number at the top of the listing is the least useful figure in it.
What "total package" actually means
Total package is the full amount you must produce before you get keys. It is rent plus every charge stacked on top, and those charges are usually a percentage of the rent, which means they scale with it.
The usual components:
- Rent — the advertised figure, normally annual, sometimes two years upfront.
- Agency fee — commonly quoted at ten per cent.
- Legal or agreement fee — commonly another ten per cent, for preparing the tenancy agreement.
- Caution fee or deposit — held against damage, often ten per cent, sometimes a flat sum.
- Service charge — for compound upkeep, security, waste, sometimes a shared generator. Rarely refundable.
- Inspection fee — paid before you even see anything.
One person on X did the subtraction out loud: "House rent: 2m, total package: 3.350m — where did the 1.350m come from?" That is the whole problem in one line. On a ₦2,000,000 rent, an extra ₦1,350,000 is not a rounding error. It is most of another year's rent.
What Yaba is actually being advertised at
Here are real Yaba and Yaba-adjacent listings posted publicly in September 2026, quoted as advertised. They are examples of how the market is pricing and packaging, not averages:
- Mini flat, Old Yaba Road, Adekunle: rent ₦2,500,000, caution ₦200,000, service charge ₦150,000.
- Mini flat, Adekunle, Yaba: rent ₦3,000,000.
- Two-bedroom flat, Adekunle, Yaba: rent ₦3,500,000.
- Two-bedroom flat, LSDPC Estate, Adekunle: rent ₦3,000,000.
- Mini flat, Ebute Metta East: rent ₦1,500,000.
- Room self-contain, Fadeyi: rent ₦1,000,000, caution ₦100,000.
- Room self-contain, off Ilaje Road, Bariga: rent ₦1,200,000.
Take the ₦2,500,000 mini flat. Add ten per cent agency and ten per cent legal and you are at ₦3,000,000. Add the stated caution and service charge and you are at ₦3,350,000 before you own a mattress. That is the honest cost of that advert.

Five questions that stop the surprises
Ask these on the phone, before you spend anything on transport, and write the answers down.
- "What is the total package, all in, in one number?" Not the rent. The number I must transfer to get keys.
- "Is it one year or two?" Two-year demands are common and they double the cash you need overnight.
- "Is the agency fee ten per cent, and is the legal fee separate?" Get both, separately, out loud.
- "Is the caution refundable, and on what terms?" If the answer is vague, treat it as spent.
- "What is the service charge, what does it cover, and how often?" Monthly service charges are quietly enormous over a year.
If anyone will not give you a straight total, that is your answer about how the rest of the tenancy will go.
Why Yaba pushes people toward sharing
Yaba's problem is not that it is unreasonable. It is that the entry ticket is lumpy. The gap between a ₦1,000,000 room self-contain in Fadeyi and a ₦3,000,000 mini flat in Adekunle is not really about comfort. It is about how much cash you can assemble in one go.
That lump is what breaks people. You may comfortably afford ₦250,000 a month. Producing ₦3,350,000 in a single transfer is a completely different problem, and no amount of budgeting discipline solves it by Friday.
Splitting a two-bedroom changes the shape of the problem. That ₦3,500,000 Adekunle two-bedroom, shared properly, is a materially different proposition per person — and crucially, the agency fee, legal fee and caution split too, because they are charged on the property, not per tenant. The fees that hurt most are exactly the ones that halve when you are two.
You also get Yaba itself rather than a compromise postcode forty minutes further out. For a lot of people that is the entire point of moving here.
If that trade makes sense, browse shared apartments in Yaba and compare the per-person total package against the solo figure you have been saving toward. Do the comparison on paper. It is usually not close.

Yaba moves fast and fast markets are where rushed payments happen. Do not transfer before you have stood inside the specific unit. Do not pay cash. Confirm who actually owns or manages the property. And be suspicious of urgency, because urgency is the oldest tool in the box.
