UNILAG has more than 50,000 students and fewer than 8,000 bed spaces in university-managed hostels.
That single ratio explains everything about accommodation at Akoka. It is why balloting feels like a lottery, why bed spaces get traded by people who should not have them, and why the university introduced a temporary "squatting" arrangement this year while it works on adding more rooms through TETFund and private partnerships.
If you did not get a hostel, you are not unlucky. You are the majority. Here is how to live around Akoka without being destroyed by it.
Know what you are up against
Off-campus around UNILAG is not a gentle alternative. Private hostels have been reported charging up to ₦700,000 per student with four sharing a room — roughly ₦2.8 million for one room in a year. Reporting this year also described a newly built hostel letting bed spaces for close to ₦1 million each.
These are the headline cases rather than the whole market, but they set the direction: the closer and the more packaged the accommodation, the more brutally it is priced.
The trap this creates is the one a student described to reporters — unable to secure a hostel, he ended up in Egbeda, about 25km away. Cheap rent, but a commute that eats lectures, transport money and any chance of using the library in the evening.
The areas, and what each is really for
Akoka. Closest, most convenient, most competed-for. Self-contains and rooms in family houses exist but go early and go to whoever is standing there with money. Best if you can share with two or three others to reach the asking price.
Abule Oja and Abule Ijesha. The classic student belt, right against the campus. Dense, cheap by Akoka standards, walkable to the gate. Expect basic stock, shared facilities and noise. Enormously popular for exactly one reason: you can walk to your 8am.
Iwaya and Onike. A short drop from campus, slightly quieter, a reasonable middle ground on price. Check drainage carefully.
Bariga and Fola Agoro. Cheaper, larger supply, a real commute but a short one. A good area to find a whole flat to split rather than a single room.
Sabo and Yaba proper. More expensive and more adult, with better infrastructure and transport in every direction. Realistic if several of you split a flat; unrealistic alone. Real Yaba adverts this September ranged from a ₦1,000,000 room self-contain in Fadeyi to mini flats at ₦2,500,000 and above in Adekunle.
Somolu and Ebute Metta. The outer ring. Cheapest of the realistic options, still close enough to avoid the Egbeda problem.

Why splitting a flat beats renting a bed space
Run the two options side by side and the logic is hard to argue with.
A packaged private hostel bed space at the reported end of the market can cost more than a whole room in a shared flat a few streets away. You are paying a premium for someone else to have solved the finding-people problem for you, and you have no say over who you end up beside.
Take a flat with three or four coursemates instead and the rent divides — and so do the agency, legal and caution fees, because those are charged on the property rather than per tenant. You get a bedroom rather than a bunk, a kitchen you control, and housemates you actually chose.
The catch is that you must organise it, and you must organise it early.
Do not get caught by the bed-space market
Bed-space racketeering around UNILAG has been investigated and reported on, and the university has said it intends to sanction racketeers. Protect yourself:
- Never pay for an allocation from a student "connect." If the allocation was not issued to you, it is not yours, and you have no recourse when it collapses.
- Do not transfer before you have physically seen the room. Not a picture of a similar room. That room.
- Match the account name to the person claiming to own or manage the property.
- Get a receipt with the landlord's name and address, the premises, the amount and the period covered.
- Treat urgency as a warning. "Someone else is coming with money" is a script.
The timing that actually works
- Start before the session, not during. Every week you wait, the walkable stock thins.
- Find your people first, the flat second. A group of three with an agreed budget moves far faster than three individuals.
- Agree the money in writing — who pays what, when, how bills split, and what happens if someone leaves after one semester.
- Verify who you are dealing with. Check for the verification badge and video call before committing.
- View in daylight, check water, power and the meter, and photograph the condition before you pay.
