Coming back after years away puts you in an unusual position: you have more buying power than most people searching, and less protection.
More money makes you a target. Being out of the country means you cannot stand in the room. And the instinct to get it sorted before you land is exactly the instinct that costs returnees the most money.
The rule: do not commit to a year before you arrive
You do not yet know your commute, your area, or whether the job or the city will look the way it does from abroad. Signing an annual lease from another continent means choosing all three blind, and Lagos punishes that more than most cities.
Instead, split it in two:
- Arrange four to eight weeks of short-term accommodation before you fly — a shortlet, a serviced apartment, a room in an established household, or family.
- Decide the year from the ground, after you have done the actual commute on an actual Monday.
The premium you pay for those first weeks is the cheapest insurance available against a twelve-month mistake.
Understand the fee stack before you judge any price
Nigerian rent is annual, demanded in one payment, with charges on top that catch returnees repeatedly: agency commonly ten per cent, legal or agreement another ten, a caution deposit, and a service charge.
A real September 2026 example: an Ajah room self-contain at ₦900,000 rent, with ₦150,000 agreement, ₦200,000 agency, ₦100,000 caution and ₦100,000 service charge — ₦1,450,000 all in, about sixty per cent on top of the advertised figure.
Budget against the total package. Always ask for it as one number before you spend anything on transport.

Renting sight-unseen, properly
If you must commit before landing, this is the protocol.
- Live video walkthrough, never a gallery. Ask them to open the taps, flush the toilet, show the meter, and walk out to the street — in daylight, while you watch.
- Ask for the view from every window. Photographs hide what a building backs onto.
- Send someone you trust to stand in the room for ten minutes. A relative, a friend, anyone.
- Verify the person before the property. Check for the verification badge, video call, and ask things only a real occupant could answer — which side the tank is on, who the caretaker is, what time the gate closes.
- Ask who authorised them. Under the Tenancy Law of Lagos State 2011, an "agent" is someone employed by the landlord to let or collect rent, or authorised in writing under the landlord's hand. Ask to see it, and ask for a LASRERA registration number.
- Match the account name to the landlord or a registered company. A personal account in an unfamiliar name ends the conversation.
- Protect the payment. With SecurePay the payment partner holds the protected amount; you authorise release and refunds follow the selected agreement policy. Arrange an inspection before releasing: the app does not check that someone has stood in the room.
Know where the law does not reach
Worth knowing before you pick an area on reputation alone.
Section 1(3) of the Tenancy Law exempts Apapa, Ikeja GRA, Ikoyi and Victoria Island — the four postcodes returnees most often gravitate toward. In those, the statutory protections on advance rent, receipts and deposits do not apply in the same way, and your written agreement carries the weight.
Elsewhere in Lagos, section 4 makes it unlawful to demand more than one year's rent from a new tenant. That is a useful thing to know before someone quotes you two.
And collect the paper: section 5 requires a rent receipt with the date, the names and addresses of both parties, the premises, the amount and the period; section 10 requires a separate receipt for caution and service charge, plus a written account every six months of how it is spent.
Why sharing suits a return, at least at first
Not only for the money, though the fees split because they are charged on the property rather than per tenant.
The bigger benefit is information. A flatmate who already lives here tells you which street floods, which provider works, what a fair price is, and who to call when the pump fails — the local knowledge that takes a returnee a year to accumulate alone.
Take a room in an established household for the first months, learn the city, then take your own place with your eyes open.
Start looking before you fly on roommates, and keep your money in your own control until someone you trust has stood inside the room.
🛡️ Protect your money. Your rent should not move before you have seen the place. With SecurePay the payment partner holds your protected payment. Inspect before you authorise release; refunds follow your selected agreement policy. Get Flatmate free on iOS and Android.
